What is a HERS Rating?
A Home Energy Rating System (HERS) Rating is a nationally recognized measurement of a home’s energy efficiency. It provides builders, homeowners, and code officials with a clear, data-driven way to evaluate how efficiently a home is designed and constructed.
The process begins with a review of the home’s construction plans. Using accredited energy-modeling software, a certified Home Energy Rater analyzes the design to generate a projected (pre-construction) HERS Index score. This score estimates how the home is expected to perform once built. During this phase, the rater works closely with the builder to identify cost-effective energy-efficiency strategies needed to meet the desired performance level.
As construction progresses and once the home is complete, the rater conducts on-site inspections and performance testing, which typically include:
The results of these tests, combined with verified on-site data, are used to finalize the home’s official HERS Index score. This score confirms the home’s energy performance, supports code compliance and program certifications, and helps ensure long-term comfort, efficiency, and quality.
What is NGBS?
The National Green Building Standard® (NGBS) is an ANSI-approved, third-party certification program that provides a flexible, practical, and affordable path to verifying green construction practices. It applies to single-family homes, multifamily buildings, remodeling projects, and land development, making it one of the most versatile green building programs available.
Projects can earn one of four certification levels—Bronze, Silver, Gold, or Emerald—allowing builders and developers to select a performance target that aligns with their goals, budget, and market.
The certification process must be overseen by an NGBS Green Verifier or NGBS Master Green Verifier, accredited by Home Innovation Research Labs.
Verifiers conduct required inspections, complete the scoring documentation, and manage the administrative aspects of certification. Bringing a verifier on board early in the project—ideally before drywall installation—adds significant value, helping identify efficiencies, reduce costs, and improve overall building performance from the start.
